Who is Bitprop?
Bitprop is the company that helped design and build your flat. While the homeowner is your official landlord, Bitprop plays a key role in:
• Managing your lease
Collecting rent
Coordinating maintenance
Helping the landlord with their responsibilities

You may receive messages or instructions from Bitprop. These are official communications, and we are here to assist you during your stay.

Your Lease – Key Points

Here is a summary of the most important lease terms you need to know:

  • Your lease is strictly 12 months from the start date.
  • You may choose to renew your lease for another 12 months.
  • If you would not like to renew, you must inform Bitprop in writing (WhatsApp or email) at least 30 days before the lease ends.
  • On renewal, your monthly rent will increase by 10%.
  • The lease is a binding agreement—make sure you understand the terms before signing.

Deposit

A once-off security deposit must be paid before moving in. Your deposit is safely managed by Grace Deposits Protection Proprietary Limited (GraceNineteen) and kept in an interest-bearing account. This deposit may be used to cover cleaning, repairs, or unpaid rent if needed when you move out.

Rent

Rent must be paid monthly in advance, before or on the 1st of each month. Payment is done via EFT (Electronic Funds Transfer) to the banking details sent via WhatsApp. The full rent must be paid—no deductions or split payments are allowed.

Maintenance: First 7 Days

After moving in, you have 7 days to report any defects or issues in the flat to Bitprop in writing. If no issues are reported within 7 days, it will be assumed that the flat was in good condition.

Maintenance: During Your Stay

Any damage or maintenance issues that come up must be reported immediately to the Bitprop at +27600684551. If something is damaged because of the tenant’s actions, the Bitprop will arrange repairs and invoice the cost to the tenant.

Moving Out – What You Need to Know

30-Day Notice:
If you plan to move out, you must give at least 30 days' notice in writing. This can be sent via WhatsApp, email, or hand-delivered note. If you cancel before the 12-month period ends, your full deposit will be forfeited.
Moving Day:
You must move out before 1pm on the last day of your lease or any renewal period. Make sure everything is packed and cleaned before you leave.
Deposit Refund:
Your deposit will be returned within 7 days, provided the unit is left in good condition. Costs will be deducted for: professional cleaning of the flat, repainting of walls if needed, and any damages caused by the tenant.
